these terms. If you don’t agree, please don’t use the site.

What this site is
Probate Help SoCal is an educational website operated by Alex Gonzalez, a licensed
real estate agent, DRE #01384006, with MGR Real Estate (brokerage license #01841921). The site explains, in plain language, how selling a house through probate or a living trust generally works
in California, and offers Alex Gonzalez’s services as a licensed listing agent to
authorized executors, administrators, and successor trustees.
Not legal, tax, title, or court advice
Everything on this site is general educational content. It is not legal, tax, title,
appraisal, or court advice, and using this site does not create an attorney-client,
accountant-client, or any other professional relationship. Nothing here should be relied
on as a substitute for advice from a qualified professional who has reviewed the specific
facts of your situation.
No guarantee of outcome
Nothing on this site guarantees a particular price, timeline, court outcome, tax result,
or resolution of a family disagreement. Real estate transactions involving an estate or
trust depend on facts specific to that estate or trust, court requirements where
applicable, market conditions, and the guidance of your attorney and other advisors.
Text messages
If you check the text-message box on a form, we use the phone number you provide to text you about your inquiry. Message frequency varies, and message and data rates may apply. Reply STOP to opt out or HELP for help. Consent is not a condition of any service. We do not sell your phone number or share it with third parties for their own marketing.
Acceptable use
You agree to use this site only for lawful purposes. You may not attempt to interfere with
the site’s normal operation, scrape or reproduce its content for commercial redistribution
without permission, or use any form on this site to submit false or misleading
information.

Third-party links
This site may link to third-party resources — for example, California Courts self-help
pages or other official sources cited in a guide. We don’t control those sites and aren’t
responsible for their content or availability. Linking to a resource doesn’t change these Terms of Use or imply endorsement beyond the
specific fact or resource cited.
No warranty
This site is provided “as is,” without warranty of any kind, express or implied. While we
try to keep information accurate and current, laws and court procedures can change, and we
can’t guarantee that every fact on this site remains current at the moment you read it —
see the “last reviewed” date on any page that cites a specific legal or procedural fact.
Limitation of liability
To the fullest extent permitted by law, Alex Gonzalez and MGR Real Estate are
not liable for any damages arising from your use of, or inability to use, this site or its
content.
Governing law
These terms are governed by the laws of the State of California, without regard to its
conflict-of-law principles.

We may update these terms from time to time. The current version will always be posted
here with a “last updated” date. Continued use of the site after a change means you accept
the updated terms.
