Probate Help SoCal exists because selling a house through probate or a living trust is a different process than selling your own home, and most families go through it exactly once. This site explains how that process actually works, in plain language, before asking anything of you.

What we do
Alex Gonzalez is a licensed real-estate agent, DRE #01384006, with MGR Real Estate (brokerage license #01841921), representing executors, administrators, and successor trustees in selling real property connected to a California probate or trust estate. Broker DRE Lic. #01841921.
The role is specifically real-estate representation: preparing a house for sale, pricing it using real market context, marketing it honestly, reviewing offers, and coordinating toward closing. Alex Gonzalez works alongside your attorney, not around them, and doesn’t provide legal, tax, title, appraisal, or court advice.
General California probate and trust real-estate education. Not legal, tax, title, appraisal, or court advice. Talk with a qualified professional about your situation.
Who we work with
Families in Riverside, San Bernardino, and Los Angeles County who have inherited a house and need to sell it, whether that house is part of a probate estate or was held in a living trust. That includes executors and administrators appointed by the court, successor trustees named in a trust document, and the heirs and family members connected to the sale.
Why this site exists
Most people handling an inherited house have never done it before, and won’t again. The legal terms are unfamiliar, the paperwork is unfamiliar, and it often comes during a difficult time. This site’s guides exist so you can understand the general process: what authority means, what a personal representative or successor trustee generally needs, what preparing and selling the house involves, before you need to make any decisions.
Every guide is written to explain concepts clearly without telling you what applies to your specific situation. That determination belongs with your attorney, who has reviewed your actual documents and circumstances. Alex Gonzalez’s role begins once your attorney has confirmed your authority and the process that applies.
Bilingual by design
Every guide on this site is available in English and Spanish, so families can work from the same information regardless of which language they’re more comfortable reading in.
You can check the license status of any California real estate agent or brokerage, including this one, on the California Department of Real Estate website.
