This website provides general educational information about California probate and trust real estate. It is not legal, tax, title, appraisal, or court advice, and it does not create an attorney-client relationship.
If you represent an estate or trust — or you are a professional fiduciary — and the administration includes a house, you need a listing agent who works inside your process, not around it. Alex Gonzalez represents the authorized executor, administrator, or successor trustee as a licensed listing agent and coordinates the real-estate side of the sale, always after you have confirmed who has authority to act.
Division of labor
The line is simple. You determine authority, notices, court process, creditor matters, distribution, and everything that is a legal or fiduciary judgment. I handle the real-estate work: market context, preparation sequencing, marketing, reviewing offers, and coordination toward closing, and I keep you informed as it moves.
What a listing agent does — and doesn’t do
I don’t give legal, tax, title, or appraisal advice. I don’t determine who may sign, and I won’t treat anyone as authorized to sign a listing agreement, direct vendors, or approve a disposition until you have confirmed authority — generally on court-issued Letters Testamentary or Letters of Administration for a probate estate, or on the trust instrument for a trust. I don’t take custody of estate funds, valuables, or sale proceeds.
How we would work together
- Before listing: you confirm authority and tell me what the court process requires for the sale, and whether any step needs approval.
- During the sale: offers, timing, and anything that touches a legal question come to you first; I keep a written record so nothing depends on memory.
- At closing: the title and escrow company handles funds and recording; I coordinate the real-estate side of the file.
Your client’s family is often not in the same place, or the same language. I work in English and Spanish, and keep the communication clear for everyone involved.
